Estrela and Lapa are the “bourgeois” neighborhood “par excellence".
Famous for its sumptuous Basilica, the main attraction of the neighborhood is the beautiful eponymous park, a kind of Parc Monceau. Estrela englobes Rua de S.Bento which borders Principe Real. On the west side of Calçada da Estrela starts Lapa with Rua Borges Carneiro and the excellent take-away home food “Chef”. The Prime Minister has his office in the area, and the “Assembleia da Rep����blica” is also there. In front of it, the famous restaurant XL, very famous for their soufflés and succulent steaks.
Calçada da Estrela is a very typical street with “Cal��ada�� on the floor and where the touristic tramway 28 passes by on its way from Castelo to Campo de Ourique.
Lapa, which begins officially in Rua Borges Carneiro, has lots of embassies and traditional villas where lives the Portuguese’s high society. Rua São Domingos à Lapa, Rua do Prior, Rua de S. Felix are some examples of streets where the houses have beautiful azulejos and precious apartments.
Sqm prices depends on the view, the streets and the parking places (which are a sensitive matter in the neighborhood). Prices are however a constant and Lapa and Estela are one of the most expensive areas of Lisbon.
The potential of resale will depend on the quality of the rebuilding, if it’s the case, because the sqm prices for new apartments, villas with garden and swimming-pool will be sold for the actual market price and would hardly be a real special deal. There is a lack of public transports and as we mentioned soon, of parking places, two reasons why some buyers don’t chose Lapa to invest. Lapa and Estrela will however certainly be for the next few years the two main exclusive and chic neighborhoods of Lisbon.
